We've been trying to get James on the podcast for years. We've had uh we had Frederick and Barbie, we had Party Mark. Um we had Junior the first time Party Mark was at Seagrids. Yeah, we've had your son on the podcast. Junior's been on the podcast. Uh we've been on your podcast with uh Jess and Jordan, but we have not locked you down. So we have you here finally today lockdown.

Thank you for actually taking the time. We've we've rescheduled this a couple times. We have, yeah, over the last couple months. Uh so James is here a little bit to talk about Secrets Hideaway, which everybody that listens to our podcast should already know about. Um, if for some reason you don't, it's a uh lifestyle friendly resort uh in Kissimmee, Florida. So just outside of Orlando, and it's uh fully clothing optional. What how would you guys say it? Like adults, do you say it's lifestyle? Do you say it's lifestyle friendly? You say it's adult friendly. Like how do you how do you really market that? I mean, to me, it's pretty a hardcore lifestyle, but yeah, it's lifestyle. It's a lifestyle resort for the lifestyle. Anybody could go though. I mean, it could you could be a nudist, you could be curious, you could be you don't have to be like a hardcore swinger to go to secrets, but but you you say you straight up say it's a lifestyle resort, it's a lifestyle resort built for the lifestyle.

Everybody's in a lifestyle and they just don't know it.

So that's what I think for the lifestyle. So you're here um to talk a little bit about secrets too, and we actually have a special announcement for our listeners about that. But I think before we get into that, I I would really like to take the time since we finally got you on the podcast to talk a little bit about your story. Because I don't think everybody everybody knows about secrets. I think most people, if you're in the lifestyle or been in the lifestyle for a while, you know, you know about this resort in Kissimmee, Florida, where you can go that's kind of this wow crazy swingers resort. I don't necessarily know that everybody knows the story behind it or or your story, but we talked a little bit about it uh when Junior came on the podcast and we got his perspective. But yeah, that's been probably a couple of years since we had him on the podcast.

Story. It's a very good story. I think a lot of people just see secrets what it is now and don't realize where it came from. And so I think it's definitely worth listening to.

I think it's an undersold story. I don't think it's a story that gets told enough personally. Um that's my opinion. I think it should be like on your your website and like secrets, like this is how this shit happened. Because I think people, and it's the same with us, right? Once once people are successful, like it people think it was easy, right? Like, oh yeah, they of course they're making money, and of course that's a yeah, of course, like but they don't realize the journey to get there. And and you guys had quite the journey. So let's start with getting to know you a little bit. So let's tell tell us about you. How did you get in the lifestyle? When did you start throwing parties? What how did all that happen?

Um, the lifestyle 2000, it's year 2000 started Hito 3. My first lifestyle resort was Hito 3 the first week it was open. Where was the week of that? Hito 3 in Jamaica or Hito 3 in Jamaica. So there was Hito 3. There's Hito 2, there's Hito 3.

Yeah, there was a Hito 3.

I knew there was a Hito 3.

It closed though, didn't it? Yeah, it closed down. So we learned a lot from that as well. So that was my first lifestyle resort, and then went to Oz parties and just grew from there. So we've been in a lifestyle since year 2000. And then when did you start throwing parties? About 2007. It was started HEO. So we did Heto Parties. So HEDOParties.com that would throw different lifestyle events, kind of like you do over Orlando. Our first one was on Disney property, which was crazy. It didn't get it, we didn't get away with it again. Yeah, it was called it was no, it was called the Penthouse Party, our first ever Hitos party on Disney property on top floor of like a best western um Hito property. We took over the whole top floor. Um, that was the last time that happened. I tried doing it a second time, but they shut that down. And then we went to a Ramada, and that's how it all started. Um, by Hito parties just throwing little pop-up events here and there in Orlando and Tampa and the surrounding areas.

All right. So then if I have the story correct, this where Secrets is now used to be a Ramada hotel, and you would throw parties in the world.

Yeah. So my wife and I were like, you know, we can start. What happened was we went to this party in Miami, this lifestyle event, and we had to submit our picture to go. And we're like, what the hell are we gonna submit our picture for? This is a lifestyle, right? So we're like, you know what, we submit our picture, we went to the party, and we're like, nah, this is not it to our eyes what the lifestyle was about, right? We didn't, you know, people got to submit your parties. If you did not fit a certain look or a certain size, you could you weren't approved. But we went anyway, we got approved, we went and we're like, you know what? We this is not what the lifestyle is about. And that's kind of really what kicked off is that we believe we could do it a little bit different and add more to the lifestyle, and that's how it started. So we started throwing events in the Orlando area, and then we found this little nightclub, which was at the Ramada and did one event a month. That's all we did. We just printed the nightclub that is currently club secrets. So that's how it all started is that one little nightclub once a month.

So you're throwing parties at the Ramada, that's now secrets in the club there. Uh, and then so how do you go from just doing uh basically hotel takeovers to now I'm buying the the the the hotel?

Yeah, that's good. So what we did is we did one party a month and we leased that club. They're like, okay, this is this could be our home, has hotel rooms in the back. And I was one night, um, JP we called him, he was the owner of the Ramada, and I was walking around and I was obviously had some few Jaegers, and I was like, you know what? Why don't you just why don't you just lease me this whole place? And this is the true, this is truly how it happened. And he's like, you know what, we could work something out like that. So then there was a lawyer that went to our parties and I kind of talked to him. I was like, How can we do this? I don't want to lease the place, and if this works, he can take it out from under me. So he created a lease with exclusive option to purchase if it works. So we did a lease, three-year lease with exclusive option to purchase it. So in three years, if it worked, I couldn't get it taken out from me, but if it didn't work, I could give it back. So that's how it started. That's legitimately how I started. One party a month, two parties a month, four parties a month, two leasing the whole resort. So we did a three-year lease with exclusive option to purchase, and it worked and it caught on. We flew under the Ramada flag for a while, and then after three years, we executed our our lease option to purchase it. Crazy.

It is crazy. In 2011, that happened. So let's say 12, 13, 14, we bought it, and that's how it all is all history from there.

And you moved your family in there, right? Like the kids live there.

SPEAKER_01

Yeah, and this is the part of the story I don't think people understand, right? Because yes, you know, me and Lacey throw hotel takeover parties, they're freaking expensive, yeah. And the profit margin for these parties is not necessarily what people think it is. You know what I mean? They think they think you're making tens and you know, hundreds of thousands of dollars throwing these parties, and and that's usually not the case, especially if you put a lot of effort into the party, especially not in the beginning, too. So I would imagine to take over and buy a hotel and have to pay you know the rent and the electricity and the water bill, and that's got to be quite an undertaking.

Well, what's crazy is at the time, you know, you don't know it, right? It was just the stars lined up. So when we threw events, we had the Ramada that filled the weekend with the during the week hotel. So during the week, it was full with Ramada guests, regular guests. On the weekends, we took we bought it out, bought it out, yeah, and blocked it off to keep that revenue going. So we kept the revenue during the week. I mean, there was like lacrosse takeovers, there was all this thing. So at the time we paid our bills through the week, and the weekend we did whatever we could to fill the hotel up with lifestyle until it just caught on. So we built our member base real slow, real slow and easy. But during that time, yes, there is the story. We had we had two rooms side by side. Um, we moved my whole family in when it was Ramada because we were gonna lose it all. So it's just took that dedication. And like, people, if you hear people like James will never leave secrets, don't bury him under there. And that's the kind of attitude I had is like, I'm not going anywhere. Um, I believed in the product, I knew it was there, it just took time. So we had to make a decision. I came home one day and told the family, I was like, Carmen, we have to make a decision, either give up the resort or like take two rooms. We had four of our kids with bunk beds in one room. But if you hear their story, they loved it. They were on vacation for a whole oh yeah, yeah. So I said, one year, one year is all I need. Give me one year, and if for one year, if it doesn't work, you know, we'll pack it up. So it just kind of I think we were there like 18 months, but they loved it. Um, they were in the rooms, and when we had parties on the weekends, we put security by their door so they could like roam out, you know. But we did what we had to do to survive, and I think that's where in any business, as you know, is where people give up is when it comes that struggle and when it comes with those hard decisions. Do you really believe in your product enough to go all in? And if people know me, I go all in all the time because I really believe in the product and I believe in the growth of the lifestyle that support it as well.

Yeah, and I think that's the part of the story that people don't necessarily fully understand, right? I think they see the resort, uh, you know, and they see how successful it is now, and they don't realize like you see your fancy car in the driveway in the parking lot. You literally had to go all in, right? Like you had to push all your chips in the center of the table and say, I think this is gonna work.

Yeah, because if Dan came to me and said we had to live there, I would be like, I don't know. So hats off to her for believing in you, yeah.

Carmen, yeah, she was Carmen was a face for so many years in the very beginning because she came, you know, from the club industry, the nightlife industry. So we added her touch to it and her openness to the lifestyle. Um, and that's kind of what how it started off is her, she was we literally checked people in the front desk, bartended, ran around and like ran around, but we greeted everybody with a really, I mean, that's how we it even still to this day, those members still come to secrets. So it does take that. Yeah, you'll see a car, you'll see, you know, we do, you know, bear the fruits of a successful business. As you should, as we should, but we also put a lot back into it. We, as you guys know, there's always changes, even right now. The the um the lobbies getting uh redone, we're doing the playrooms in December, like five star, like there's no, there's not one, you know. Before we always had to kind of put lipstick on it, you know what I mean, and just kind of hatch it. Now it's like the now it's like trying to find a time to go down where we're not sold out to actually do these renovations, but we put the money back in it, right?

Yeah, well, I think that was part of junior's story, is like he can remember helping painting going through and painting rooms and stuff. Yeah, they painted the kids.

There's one story I'll tell that I'm we got a knock on our door, and it was the the the Osseel County Sheriff's Office. They knocked on our door, they're like, We got a complaint, and they're like, What the complaint? They're like, You guys have kids here working, they're playing they're planted. I had my kids, they're planted trees out front. No, this is the truest story. They were planted trees, they come knocking on my door saying you have child labor. I was like, Well, I own the place, it's my kids, but they didn't know they thought I had child labor, so I was like, My kids know what it is to like paint work, they planted trees, renovated rooms, moved rooms when it was Ramada. Obviously, when we went to Secrets, they weren't there, you know what I mean. Um, but during the Ramada days, they were there, they seen what it took. They're stocking beers, doing these things. I mean, know what it what what what the struggles and trials and tribulations of owning your own business.

Yeah, that's such a good story. It's a very good story, yeah. Think about moving your family into the resort, and then you and your kids are renovating the resort during the week to get it ready for the weekends and stuff like that. It was quite that's quite a story from that to where you are now.

Yeah, it's like kind of like a rag to riches story almost, you know, just like where it came from to where how like just like you're saying now you're redoing the whole lobby and you're hiring the best of the best, you don't have to do it anymore, you don't have to get the kids to do it anymore. It's pretty amazing.

Um, but I think that's where you know, entrepreneur, where your dreams kind of fall. You know, people, it's like kind of like you're watering, you're watering your tree and it grows. You got to keep watering it, you got to keep maintaining it, and you gotta see through the trials and tribulations. I mean, it's it's not gonna be easy all the time, right? It's all but even still to this day, there's I mean, there's other problems, right? Growth, we grow, do we not expand? Do we I was the one that didn't, I was like, man, I don't want to expand. I already got here. Like I'm like, I see light at the end of the tunnel, but data tells us we must expand because we're filling resorts around us, we're filling hotels, we're filling restaurants, and you know, we don't want people going off property and driving and Ubering and these things, so we want to try to keep them on property for a you know four to five day stayation. And kind of right now, secrets is known as like a weekend warrior, right? Because we don't have restaurants, we don't have enough common areas to fulfill the needs of the guests now. So that leads into secrets too. But you know, it was a very hard decision going, okay, do I want to roll the dice? And and I don't believe it's really rolling the dice, there's all risk in business.

How many times in those years did you guys talk about quitting or or did you know getting it? I can tell me and Lacey would be fighting, she'd be like, Yeah, we need to sell this freaking thing and go back to work and like you're crazy. Like, I can only imagine like that, you know.

Yeah, I mean if I now that you say it like that, to think back, Carmen really sub did she did not question it. Oh my god, I mean I mean I made my hands off now that I sit here and really she did not. We put a little, she had her, she set up the room as good as she could, like a little oven, little you know, just made it as homey as she could. And every single trials and tribulation, she was right beside me, like through through anything. Like it didn't matter if we had to give this stuff. The kids really didn't. We still went to the movies, we still did things, we still drove, we didn't move their schools, we kept their schools where they were because we got moved around a lot and I didn't want to move their schools, so we drove back an hour there, an hour back every day to make sure you know they didn't switch their schools because we thought that was important because I was gonna definitely come back to Claremont um one way or another. And we came back and you know, rented our first home after after 18 months and just kept expanding from there and growing from there.

Okay. So then at what point in this story does um Frederick and Barbie and and the the whole transforming secrets from a hotel into condos, like how did that happen?

SPEAKER_03

Um, I know what I don't know, right? So I I try to surround my people surround myself with people smarter than me. Frederick and Barbie have a very good real estate background, right? So that's where they come from. They know that. And and Frederick was good at you know relieving debt. I didn't like debt. So, like, how can we relieve debt? So if you you know, we went to our hard money lender and he would um we took 148 rooms, divided it by the debt, and that was the release prices for condos. So that's basically how it started at $35,000 a unit. Um, and and because that was to relieve the debt we had on the building, because you know, moving into secrets and living the life I had as a youth and when I was young, I don't like debt, right? Because I'm scared of it. But now that you know in business, good good debt's good. But me, I was like, I don't want debt because I don't want no one to be able to take secrets or any of this stuff. So, how do we relieve that? And that's how the condo condo tale came about. Um, we had um timeshare and all that stuff before that. So we just told Frederick all of our ideas and he put it together with our hard money lender and he let us release units one by one, relieving our debt, and that's how condos came about.

Okay, and then how did the the idea? So now everybody knows secrets, and if you don't know, right, you go there and each condo is individually owned by somebody, and they all have these themes, right? So every single condo is different, and they all have the themes. How did the idea of themed rooms come into play?

SPEAKER_03

Did it just kind of just happen now that we know the trials and tribulations of that, our new resort we did we're not gonna have that, is that we have 149 different rooms and 149 different experiences, which is cool, right? But what happened was condo owners to be able to sell them, they kind of wanted to put their own twist on it. So we kind of just let it go. But as we let it go, we're like, oh, hold on, now that's 149 comforters, 149 sofas. So it's a logistic nightmare when everybody checks out on Saturday and you got to flip the hotel because you don't have 30 one for one kind. But the reason it came about is condo owners want to do their own thing, they want to swing so it kind of turned it was it was the right decision at the right time kind of led them to do their thing. But now that we've learned from it, the next resort won't be from that. It was actually just being able to sell units. What do we do to sell them? And they wanted their own themed rooms, so we just let it go.

We let it have a huge thing because, like, when we list the rooms, like it's a fight for people to pick out which room they want, and it's it's like it's a huge thing. So I I get where people love it, but I get from like an owner standpoint how it could be kind of a nightmare.

But it's such a such an interesting take, yeah. Because I in my head, I'm like, oh, it's so cool that they have all these rooms and they're all different, and that's like a really cool thing, and but then hearing the yeah, now we have 140 different beds, 158 different pillows, it's not it's it's a it's a logistics.

I mean, it's kind of not a nightmare now because we have the procedures and policies in place, yeah. You figured it out, but what happens is no matter what, you can't fix this one problem when you check out 149 rooms on a Sunday, right? You don't have 30 pool view, one kind of room, you only have one. So you have to so what happens is they all go back in inventory, and on Sunday, people can book whatever. So the housekeeper's got to flip those whole all those rooms in two days, right? 20 of one room.

So when somebody checks a pool view, you can't just move them to a different one, they have to have that room because they want that room for what god forbid an AC goes out or a shower breaks or a toilet breaks. Like you gotta fix that now. You have to apologize and and move them into a different room, and it's all shower heads.

You know, maintenance has like 20 different shower heads. The ACs are kind of the same, different size TVs, different size mirrors, toy. I mean, it's everything is different, but but that's what created the the uniqueness and the different experience in every room, is why we are where we're at. Is it just uniqueness? I mean, people get to you know, they can go to Harley Quinn room, they go to the pirates room, they go to this room. People love it, they do.

Yeah, from our perspective, doing the takeovers there, it it is like Lacey said, it's when we release those rooms, there is a mad dash to get on there and get your their room booked, and it's because they want that certain room.

I think it helps sell it out quicker because people know I've got to book this because I want that specific room, and if I don't do it today, somebody else is gonna get it, and then I'm gonna end up in a room that just plain or yeah, that's plain, or maybe not my vibe. So it definitely it it may it have been a nightmare, but it definitely worked.

Yeah, it worked. We didn't know at the time. At the time, we're like, oh, how are we gonna deal with this? We're like, I will just deal with it. We need to sell rooms, right? Yeah, so it started off like that 100, you know, 45,000. I believe now they're 245,000 um of room.

So and you bought out Frederick and Barbie. I think that's important to mention as we move into the next part of this. So, like Frederick and Barbie, they were there, they helped you, and at some point you were able to buy them out, which is amazing.

Yeah, they they do Frederick and Barbie, they're the ones that you know the the real estate and Barbie was by the pools with Frederick selling out the resort, right? I mean, that's what they know is the real. I always stayed, you know, into the uh the events you I call it Unit 100, where the the nightclub and the pool parties and the themes are, and they stayed what they did, which was real estate, and they stuck to it, and they're they're one of the only ones that were able to sell it out because I went through a couple different people before them and after them. Um, and we're just now figured it out. It's hard, it's it's it's it's a different kind of sell, right? Um, which leads into secrets too here later, which we're or almost there, but um, yeah, they were a very vital part to that to being able to get us sold out.

But that's the big deal. You got to pat yourself on the back that you were able to buy them out and and own secrets yourself.

So yeah, I mean Frederick knew that was the whole dream, right? As James to own secrets, you you bring you bring in partners to fulfill a need that you don't or need or that you don't have or an experience you don't have. Like I wasn't in real estate, so that was a need, and it complemented each other. You know, I am a handful, um, which they'll definitely tell you that. I'm very passionate about what I do. And you know, uh very passionate about secrets and the direction secrets goes. So it was just at the right time, I believe, for both of us for uh for me to exercise my option to buy them out.

Yeah, and then okay, and but before we get to Secrets too, another thing I want to talk about, and something me and Lacey have noticed, you know, our first takeover was what 2021, I think, at Secrets. And at the time, um uh it was just the small, what they call, I guess, the conversation pool now. Yeah, and the other pool was the old Ramada pool that was covered at the stage, and they used to do like performances and stuff there occasionally. Um and something me and Lacey have noticed it's almost every takeover that we go back to Secrets, something has changed and improved and gotten better.

Everybody, I'm like, you can literally see the money that you're spending. It could be like there's new stripes on the pavement in the parking lot, it could be trees, it could be, but every time we go to secret, it's it's you visually you can see improvement improvements.

I think that's important though.

Very important.

Yeah, I think it's important to keep up with the technology and the things that in the the curb appeal, as you say, you know, curb appeal when people come in, the striping of the parking lot, the trees, the club, the lights, the LEDs. Like, I like that I can go in my nightclub and turn the lights on and look at it, right? A lot of nightclubs you can't because it's dusty or it's this.

They're ours is very yeah.

So ours is the tiki bar from we just now that when you go back, we did the artificial turf again. So now we got new artificial turf with the cabanas are um new drains everywhere. Now we're doing the lobby. December, we're doing the playroom.

Yeah, which you just did the playroom like two years ago. So like crazy. And I also saw on Facebook that you got new locks on all the doors. Like uh, I saw that. Yeah, I've seen that's been yeah, I've seen somebody was showing people how to work it because I guess people weren't putting the thing on the right place. So I saw something where they were showing people how to do it, but every time we go, something is different and something is changing, which we listen.

So when we look at when we look at our Facebook and our you know, we have like our comment cards, a locks were a problem, right? So we changed the locks, TVs were a problem. Now you log in when you check in, not your your last name because we don't want that, but your first name will be on the on the TV, and you'll be able to do everything from your TV now. So just like any other thing.

We never even turn on our TV.

We try to hire the best one for this that does not every day level five on the walls. I mean, everything's done. Plumbing, bathrooms, conference rooms, everything.

So before we turn it over and start talking about secrets too, I think the last thing I wanted to talk about is I don't think everybody realizes, you know, me and Lacey are big supporters of the community and supporters of the lifestyle. And you and you are somebody that we've come across that I feel is very similar to that. And I don't know if everybody necessarily realizes it, but I know when we see you and see what you do in the community, it it doesn't seem like it's about the money for you, it really is about creating a safe place that people can come and that you dump a lot of the money back into the resort and and back into the community, and you're always trying to innovate and come up with the next cool thing that people can experience. So I just how do you how do you feel about that? Like, how do you feel? I've heard you refer to as like the king of swing and things like that. Do you take that seriously? Or like how do you how do you use that role you found yourself in?

Role I found myself in, but you know, the lifestyle. Listen, you do you open businesses to to provide an income for your family and you know, uh a business, right? So of course we want to make money. We'd be lying if we said we don't like making money, but we like making money, loving what we do, and trying to expand what we do and build on what we do and put back into what we do, right? So the lifestyle is what provided the life I have now. Yes, we've been in lifestyle, love the lifestyle, but as you know, owning secrets, you get laid a lot less, right? Because you've come to a certain point, is like who is around you for you when you get to that point to where you know, success and a lifestyle, who's around James the Carmen for James the Carmen, you know, and not other reasons, you know, you we all know that, right?

To get whatever we can relate to that, yeah. We we ask that question all the time when we go to an event and this couple comes up and they're talking to you and they're kind of insinuating that they want to fuck you, or whoever it's like, well, do you want to fuck us because you want to make the next podcast episode, or do you want to fuck us because you want to fuck us? And that's a hard, it's a hard thing to filter when when people are approaching you. Is this a genuine connection because you like us, or is this you're trying to somehow gain the position that we're in?

Yeah, and the lifestyles evolved from when I got into it, when we meet Karma got into it to where it is now, right? So we we either travel outside of the state or somewhere else and dabble wherever we can dabble, you know, not in our own backyard, because I think that's important too, because I don't want to cause any, oh, you did this with this person. Once you get seen with this person, why are you doing it? I mean, it turns into a show, right? I'm sure you guys experience it as well. But like as I always said, and I'll still always say, I believe everybody's in a lifestyle, they just don't know it. Whatever that is, whether that's voyeur or you want your wife to dress sexy and go. I believe everyone has some kind of fetish or niche or some, you know, married for 25 years, doing the same thing over again. If you really have a real conversation, you know, two reasons for divorce infidelity and money, right? Let's get rid of the infidelity, let's talk about it. You know, if you're married for so long and you know, it gets complacent sex, especially. So let's talk about it, be open about it. So my son, because he's you know the VP, and my other son Charles is the manager now, and they're like, This little thing, you turn into a big thing. And I said, Listen, if there's three complaints, like like so if I see three things on Facebook, like let's just say call the music on one weekend, right? This DJ is this or this, I can't get in my lockers. I was like, I treat that one problem like it's a huge problem because in the lifestyle it travels fast, so we need to fix those issues, and I think that's where we we why why we're always evolving and changing things is like we got to grow with the times and give that guest experience where I believe a lot of we just don't want to hoard you in, take your money and hoard you out, right? There's a reason why things cost what they cost, that secrets, you know. You'll hear that your drink prices are this, this is that. But if you really compare it to downtown nightclubs or other things like that, we're right in line with those clubs, but we put the money back into the place, it needs it, right? Because you have to evolve. You do want different DJs at different times all during the week. You need a sexy squad, you need entertainment, you know, because that's what we were getting is like, what do we do during the week? And that's where Nick, our entertainment director, comes in and try to provide that customer experience. But before we get into all the details and you give us all all the information, I do want to talk a little bit uh generically about secrets and now secrets too. There seems to be this misunderstanding or this confusion that people have that um secrets is like flying under the radar and like the city and the county doesn't know.

Questions that we asked James. So truthfully, when James came to us and had these like we were like, these are the questions that people ask us. So can you answer these for us? Because going forward, we need to be able to like know this before we move forward.

So what what are they there?

First of all, we don't want you to give away the secrets, but we do want you to put it clear up some of that.

So the membership fee, where the membership fee goes is to our attorneys. So the one thing we're always on top of is state, federal, and county laws, right? Because there's three state, county, federal. That's number one. Number two, we have every license, legal license to do what we do in the state of Florida and in the county and federally. So alcohol license, tobacco license, beverage license, seating license, hotel. I mean, we have licenses, a whole wall of them, right? So we get inspected by the county, so they definitely know we're there. We get permits by the county, so they definitely know we're there. Um, we pride ourselves, you know, ATF, all those things. The one thing is what people complain about the most is like they can't bring in their outside alcohol, right, through their gate. But that's the biggest thing we have is making sure that doesn't happen because our liquor license only allows us in that pool area, not in the hallways, not in those areas. So we follow all state, county, and federal laws. There's nothing there's nothing illegal at all what we're doing, right?

And I think that's like, you know, before we talk about secrets too and people investing, I think it's important that people realize that like you can't run a resort like this and be all over social media and be advertising yourself um without being legitimate and your taxes and people understanding what you do because you know we pride ourselves, we're the biggest tax base in our area, so we provide a lot of income to Osila.

Number one, a lot of dollar revenue dollars to Osila. But what we also do is anything that comes up, let's just say a code changes. And I have the fire marshal and all these people on the speed dial. We we put out fires right away. So if they do bring up something, hey, you need to do this, we do it and they give us 14 days, we do it in 24 hours. That's my policy. Whatever can be fixed will be fixed. I the building apart, anything that needs to be done, we deal with them directly and with the speed that you will not believe. So anything that goes wrong or anything that needs to be updated, or anything that anything that anything we deal with immediacy, and they know that, right? They know that. So parking or gates or this, or we didn't have one time we put up a fence without a permit, and I didn't know you needed to put I put up a fence for the things like that. We put it out. We had to put up a fence, so we got went and got our drawings. So we know that we we follow all the rules.

Have they uh do you feel like they've made it difficult for you guys, or have they tried to shut you down in the past, or have they been like a good partner for you guys?

No, I mean it's not listen. If you're following the laws of your county and the rules, you have nothing to worry about. Only time someone has something to worry about is when you're I invite these, I invite municipalities in. You're it's an open door, they don't have to ask, they can come in whenever they want. I like that. I like keeping a very clean establishment, well organized established. We have life safety evaluations, life safety plans um throughout our hallways and for our management. I invite them and they they work well with us because we do follow the laws and the laws and the rules of the county and the state.

Yeah, no, I and I definitely um imagine being the largest tax base in that area probably helps uh that relationship.

I mean, it is these the largest, but we we do we do very well. So I mean it'd be very well for them, especially with the revenue, you know. Paying, we pay tourism tax, sales tax. So tourism tax goes to the county.

So let's get into secrets two. So uh I think I'll let you explain it. So if people don't know what secrets two is, what what's going on here? What are we talking about building here?

So, what we're doing is we bought the land around us to expand. You know, data is telling us through people visiting other restaurants, and we're filling up hotels around the weekend, around our area every weekend, that we need to add a more amenities. So, this is an amenity heavy resort, 127 condos, two restaurants, cigar lounge, game room, tattoo studio, lifestyle spa. Everything secrets one does not happen, secrets two has. There will not be themed rooms. We don't want to compete with ourselves, right? So we don't want to have this, it will be no playrooms or nudity unless there's a takeover or things of that nature, like if Swing Nation comes, there's a 10,000 square foot banquet hall. There's gonna be no DJ at the pool, there will be low-key music at the pool. Because what we have found is, like I have said previously every day the lifestyle know it, we want the newbies to be able to come in and not not experience what they experience at Secrets One. Come into a more softer setting, upscale setting of an environment that you can grow and adapt. I call it the incubator for secrets two or secrets one. So you know, get the the the adult only because the old I think that's what we're missing is the temptations or the the desire crowd of the lifestyle, somewhere people can go and have dinner and not hear the DJ at the pole and their walls shaking because of the music, right?

I'm sure you get those complaints because I mean there's definitely a market for people that. Do not want to sit at the pool and hear music so loud that you can't talk to each other. But on the flip side, there are people that absolutely love that.

So I but I think of having the best of both worlds, right? Yeah, for sure. So I think that's where Hito 2 and HETO 3 kind of messed up. And if you're familiar with that, is like I don't want to compete with myself. I want to give what we don't have, right? And it's right there where you can just walk right over to Secrets 2 and get your nails done, your hair done, have a good meal. So we'll have like an upscale restaurant and then a sports bar, then a cigar lounge if you want to just relax um in tattoo studio in an 80s and 90s themed out game room, which is gonna be very cool.

Yeah. So if you're not, if you know if you've been to Secrets before, uh if you envision Secrets One or the Secrets that's there now, the courtyard is kind of in a C shape, right? So there's the pool and the courtyard in the middle, but the whole resort is kind of the rooms and the club make a C. So Secrets two is gonna go where the parking lot, the gravel grass parking lot is now. That resort is also gonna be in a C shape, right? But facing each other. And so eventually, essentially the courtyards will be kind of connected. And you said in the middle there's gonna be a garden area or something. Yeah, that's phase two.

At first, there'll be parking, right? We're gonna build secrets one, and then we'll go to the county later in the city of how we you know take out the parking lot because they'll be separate for now. Um, they won't combine. That will be phase two because we'll have to repurpose that parking over to another parcel we have where right now is the water plant. So when we repurpose and go on city water, then we take the second phase two and turn that into a parking garage, and then we repurpose that.

Okay, yeah. I think for that final vision is going to be pretty cool to have resorts with a garden area kind of in between, one being, I mean, I the only thing I can really compare it to, I guess, is Heto, where they have the kind of the nude and the prude side. Um so like Secrets 2 will be kind of the the prude side, and then you walk through the courtyard and now you're in the the nude kind of party area. I I think that's a it's a cool concept, it's a cool idea. I think it it meets, you know, like you said, a lot of the check marks. Um and you know, if people can see here, uh the screen behind us, if you're watching on YouTube, where it's kind of a play playing a video of the walkthrough of Secrets, and it's very different. You know, you you know, uh James was talking a little bit about Secrets One and it it being a Ramada Inn. And I I don't even know what what year was the Ramada Inn built, James.

Yeah, so that's a 1970s Ramada Inn that uh to the Secrets credit has turned into quite a nice resort, right? But it still is a 1970s Ramada Inn at its core, where now this you know Secrets 2 is gonna be a 2026, 7, 8. I don't know exactly when it's gonna get built or uh finished, but uh you know the the constructions and things you can build in in 2027 are it's gonna be probably way nicer and different than it will you will you built in the 70s.

But what we're doing is what we're doing just to touch on that in 2027 is what we're doing is we're waiting until all the reservations are full. So I don't what I want is the the most about it, the surest thing is sure. I mean, in business, there's always risk, right? But I want to fulfill all the reservations before we break ground. But I already have started entitlements, so entitlements are already happening, all the Zane feed, all the geo studies, all that is being done as we speak. But we will not break ground until we have all the reservations in and 20% backed up. So where everybody's money is guaranteed that you can nothing is if you go into your reservation and you want your money back, boom, you get your money back. But it will grow at eight percent until we break ground. So the money you put in today for your reservation will gain 8% and be credited 8% at closing towards your purchase price. So you'll be making 8% while we're going through this. I just do not want to put anybody's money at risk or secrets one at risk. So we're gonna wait until it's fully sold out with 20% oversold, which the 20% will know once we're sold out, they'll know. And the people will be putting in reservations behind it for any of that cancel.

Right. Um, okay, so the way people let's talk through a little bit the way people is so. If you're hearing this and you're like, oh man, you know, uh, I would really like to buy a condo at Secrets 2 and have this nice luxury condo that's located right next to um Secrets One. Uh, how do I get involved with that? Um, so so how do people get involved with that? And and I guess we're actually doing a special offer offer here on the the Swing Nation podcast, right? Remember, but like let's touch on what you're saying. So you you're you guys are going into a positive equity scenario, so your unit is already at phase three pricing. So your listeners are gonna have a those units are selling for $30,000 to $45,000 more right now that your listeners are getting. So it's very clear they're walking into already equity in their unit from for in your block.

And so the way it works is they just put a deposit down, 20%. 20% of they choose, yeah. Right down, and then once it it, I guess once all the rooms are sold and you guys decide to go to to build it, they then finance the rest of it through a bank that you guys are partnered with, or they can find their own lender if they want to, right?

We have our own lenders set up. Um, we have our own lenders set up, and just on that 20%, remember your 20% is gaining eight percent a month, eight percent annually. So that would be credited at closing as well. So, yes, we'll have lenders when we get our condo docs done and we get ready to break ground, it'll go to closing, and then that's when they'll either pay for their unit or they will finance their unit.

Okay. Um, and you're you're guessing that that's gonna be sometime in 2027 when it's an 18 build time.

Yeah, it's an 18 month. We're in entitlement phases now. We're four to five weeks away from our first entitlements to be done, and then we go to grading permitting. So we'll be we're months away from our first permit.

But it is limited time. Once that takeover through now through September, like like James said, he's gonna sell this resort out by October. And so he's not gonna give you guys discounted prices forever. He'd probably rather sell it at full price. Uh it I think he did the math. It's like over a half a million dollars he's giving to our listeners. Well, thanks. Once you do the math out. So, like um, appreciate uh, you know, appreciate that. There's an opportunity to make some of your money back and help you know pay for some of that mortgage. Uh uh, this is gonna be one of the only um resorts in its nature in that area, right? And uh it's quite a busy tourist area. And so I think part of what the goal of this being Secrets One is to kind of like you were talking about when it was used to be just a Ramada, you would get non-lifestyle people. Well, Secrets 2, because it's kind of this luxury resort, I think it has more opportunity to get non-lifestyle people that are coming through stay there as well, right?

Yeah, that's the biggest thing is to get is to get the crowd we're not we're not getting right because you know people have different you know styles, and that this is this is gonna cater to another group of people. And I mean, I think everybody really, because it has the amenities we don't have now, right? Um, and and then not having a theme rooms and being able to turn those rooms over because swing nation sells out. I mean, if you think about it, you guys are gonna they they fill the rooms between iCandy, iOS, swing nation, things like you guys you need more inventory as well.

Usually and I don't know the exact numbers, Mandy would know better than I do, our operations manager. But when we do our takeovers, you know, we sell the resort out and we usually have 50 or 60 more couples on a wait list to just get a room if it's available. Um, so you know, I think if we did a takeover, is if this resort was built and available, um yeah, I I would think we would be able to be, yeah, I would guess, especially because it's gonna be new and exciting, we we probably wouldn't have much of a problem selling out the entire property.

Yeah, 100, it's only 100 to 127 more units.

Yeah, yeah, and that's you know, that's 60 people that are you know contacting us and asking to be put on a wait list. That's not just people that you know, I don't know how many people went to the website and just saw a room wasn't available and stopped there.

Yeah, you know, then they book the they they booked the flamingo and all these other resorts around us, right? We we so they the other resorts around us usually have like a seasonal chart, they have a secrets chart. So no, no, they do, they look at our website and they adjust their pricing by our events, yeah, which is crazy because you're in like Orlando, you're in the like the the Taurus capital, but the they have a they they adjust their prices by secrets, yeah, yeah.

That is crazy, yeah. And it's it's the thing, you know. The we we have to keep our dates close, you know, because we don't want people going and booking our dates at secrets before we even release them so that we we want the rooms, not we don't want them to be able to do that. Yeah, exactly. So this has kind of been a game we've been playing for a few years now of you know, we want to lock in the dates but keep them a secret until we get our tickets on sale. And um, so yeah, we definitely there definitely is a need for more space um for events there. But I think there's also a need, like you're saying, for people that aren't necessarily 100% lifestyle to have a place to go, the curious people, yeah, that aren't necessarily, you know, it's a people having sex on the edge of the pool yet, you know, they just want to kind of come and chill.

Well, if you do a few days at Secrets One, like partying, but then you're ready to like chill out for a couple of days before you go home. You can move over to Secrets 2 and relax and kind of get your life together before you go home.

So people are leaving leaving secrets and just built booking elsewhere just to like okay, let me decompress a little bit. That's kind of what we want that for because they'll have a medi spa as well. So we're gonna have a bunch of we're gonna have like um 27 commercial spaces in there with different things that you'll never have to leave.

We want to answer them. How you know, especially with secrets.

You gotta put your business hat on and you gotta put your lifestyle hat on. I mean, there's lots of there's lots of um positions you gotta play in this business.

No, it definitely, I think, you know, we've even we've noticed that. If once you start a business and and you're you're trying to you know run a company, you know, you can't give everything away and you can't hook up all your friends all the time. Yeah, you don't do that, people think you're an asshole, and oh you've you've gotten, you know, you're too cool for us now, or whatever the case may be. And and that's unfortunate, but um, all you can do is do the best you can. And you know, from an outside lens, it seems like that's what you're doing, and we appreciate uh the relationship we've had with you over the years, and and and you guys, I mean, you really were one of the first ones that said you guys need to come here and do a takeover. You know what I mean? Like you told us, you're like after the first time we came there and kind of brought a group, you were like, You guys need to start doing takeovers here.

So you have the secret sauce. You guys do you guys are very you guys related to people, you're an honest couple. You you see what you see is what you get, and that is what we love about you guys is that it's what you see is what you get. There's nothing, there's not a hidden agenda. Um, you love the lifestyle, you made it into your business that you that you have now, and I look up to that as well. You know what I mean? And there's not a lot of us left, right? That good business, let's just do good business, yeah. That's what we do.
